Catholic Charities Housing Development Corporation (CCHDC) on June 27 completed the purchase from Alexander & Baldwin of 3.86 acres in downtown Kahului to build affordable senior rental housing.
The proposed 165-unit Kahului Lani complex will be built in two phases at the site bordered by Kane, Vevau and School streets. Phase one, to begin construction by the end of this year, will include a six-story building with 82 units. It is scheduled to be completed in 2020.
Kahului Lani will provide low-income seniors with an affordable permanent living option, conveniently located in walking distance of stores and other outlets, with complementary amenities so residents can “age in place.”
Incorporated in 1999 as a 501(c)(3) nonprofit organization operating as a subsidiary of Catholic Charities Hawaii, CCHDC owns, develops and manages real estate properties that provide affordable housing for the elderly, special needs persons and other socially or economically disadvantaged persons and families.
Financing for the first phase has been secured through various sources, including state and federal low income housing tax credits, the Rental Housing Revolving Fund, and a Hula Mae Multi-Family Bond. Earlier this year, the Maui Planning Commission granted a special management area use permit to allow construction of the project.
The second phase will include a six-story building with 83 units and a two-story multi-purpose building that will house offices for Catholic Charities to provide case management services and programs for residents.
“We are excited that this land purchase will allow us to move ahead in the development of this important facility,” said CCHDC president Rick Stack in a news release.
“Building more affordable housing is a top priority in our state right now,” he said, “and Catholic Charities Housing Development Corporation is proud to play a role in filling this critical need for our kupuna.”
Once completed, seniors 55 and older who earn 60 percent or less of the county median income will be eligible to apply as potential tenants.
In a statement, Alexander & Baldwin’s chief real estate officer Lance Parker said, “We are pleased to have played a role in helping Catholic Charities Hawaii to bring more affordable housing to Maui, in particular for Maui’s seniors.
